I totally agree and will say that I communicate proactively with my tenants and provide examples of the increasing costs of property taxes, insurance and repair costs (labor and materials).My theme to them is “we must raise rents to keep pace with rising costs, but we are doing the minimum increase as we want to retain you our valuable tenant”..

We just had an eviction thrown out from over a year ago on a property we manage, (eviction was not done by us) the judge communicated that an eviction is only to remove tenant from the premise and restore your possession. 3) I'm not sure there's a perfect answer here but what we do is include a clause in our lease that we will move the items to storage for 30 days and the tenant can pick them up at their cost. 4) May be worth it but most of the time it is not in my experience.

Fake promises, communication, etc., are going to be heavily scrutinized. 

If you're going to be able to consistently invest solid chunks of money every single year, then a big part of your focus should be on not losing money versus hitting crazy returns. $50k invested per year at a 10% annual compounding return is just over $9m in 30 years on $1.5m invested.

If lower rate trends continue and stay consistent, expect the news to reach sidelined buyers and an uptick in buyer activity towards the end of summer into the anticipated September rate cuts. 

I'm probably too conservatively minded to use that model myself, but then again my goals are consistent cash-flow and stabilized equity building properties.

It's advisable to thoroughly document your application and screening procedures, ensuring consistency for every applicant.
