just looked at their website.. just a company buying land in very common markets were there are thousands of vacant lots ..

It's a lot easier purchasing a site that's ran as a "company" because they have systems in place, they have to, and those can be transferred with staff keeping operations in tact.

That may not matter to you, but I tend to want to work with other investors, even my loan originator, realtor, title company, etc.

Most people switching from large companies like Evolve or Vacasa to my PM co are switching because of their reviews. 

You’ll need to use a broker who can get to the specialty insurance companies.  

Many PM companies make money via maintenance upcharges.

Has anyone worked with this company, or done any investing in this asset class that can provide any feedback or recommendations including reputable companies with good track records?

@Ife Bamikole I'd recommend hiring a design company to furnish it.

If things work out with this 2nd company, and I have one operating rental in place of two empty lots in North Port, I'll be happy(ish). ya I built 3 up in the Ocala area took way longer but they got done and we did make a very small profit on them but I count that as being very fortunate.

Have you heard of Singh Development Company or dealt with them?
