Why do you want to quit smoking?

Although I'm drawing the line at a smoke machine, heck, if she wants her kitchen to look like a night club, what do I care?

A real fireplace like that will discolor from either smoke or heat after a while. 

Only if they smoke and have 5 cats.  

I have not ran into this problem yet, but I was having trouble finding the right wording to put into my lease regarding the penalty for smoking in a non-smoking unit.

Interestingly enough, she had 0 respect for the apartment, as there were cigarette burns in the carpets, walls, etc, dirty laundry was everywhere and the place was an all-out wreck.

If the exit value is $299k, and you need $50k for rehab, then paying $150k for this would be a smoking deal!

Hey fellow BP'ers...I've done some rehab work, but never cigarette smoke.I have the potential for a VERY nice short sale deal on a duplex in a decent neighborhood.
