Your argument would mean that anyone that found a chip in the paint could just cancel the contract whenever they wanted (Because the MLS did not say paint chipped on patio).

That's not to say this applicant would be a bad tenant, or that someone with slightly better credit would be better, but it's a rabbit hole once you start chipping away at parts of your criteria.

On top of that I will have PMI to take into account (roughly 200$ a month) I don't find it realistic to have renters covering my entire mortgage but I do like the idea of living in one room, if I have to chip at the mortgage that's ok too.

I am also getting about 3k a month in other rental income so after the initial brunt of CAPEX, I should level out and start chipping back away to get up to 300/month leaving me with 6.6k in rental income by the end of the year to start charging an paying in lump sums back to the owner.
