In this case, you're timing a market for the unit you're acquiring.Even if you believe that can "index" through the acquisition of single properties it's really hard to do that because real estate markets (geographies) behave differently.

In checking with city records, there is only one lien which is attached to the taxes and it is from the city for lot clean up which will be have to be taken care of and is not much of an issue.

I don't mind living in these "war zones" but I've heard a lot of investors tell horror stories of trouble tenants but i'm wondering if tenants behave better when the owner resides in the same property?
