Yup what a shame and hopefully lesson learned; as Steve points out, the bare minimum for a PM should be at least a RE license (depends on state though).

It takes a lot of managed properties to get to the point of making any sort of real money and I think that could be part of the reason why some feel the need to take advantage of owners, which is a shame but also the truth.
