This is very useful.You could build a deck or gazebo to house a hot tub.

While the townhome is in good shape overall, it does need some mild cosmetic updates to bring it up to rental standards.My goal is to leverage this property to start building a real estate portfolio, but I’m not sure what the best first step is.

Stairs are the only way to get in, no grab rails in the bathroom, ramps that are too steep, etc.From what I've read, all commercial businesses/buildings (including ones before the ADA was passed) have to comply with the rules, unless it would be outrageously tough to fix (like installing an elevator in an already built building).Are all these local business just not complying and taking the risk, or am I missing something? 

Also no real issues with our 5 arbitrages in an apartment complex.

You're paying yourself back interest, the principal is out of the market and not going down, AND you're using the funds to build equity in real estate.
