I rescued a mama cat and her three kittens from one of my properties and took them to a horse barn where they now live (and now mama cat is preggo again).Personally, I wouldn't relocate a cat to a situation similar to yours because the cat (off the top of my head):-Might hop on cars during the wintertime (in the dead of winter our cats LOVE warm car hoods - it drove my dad bananas)-Being a stray cat doesn't see to be a great reality.

The upside of this property is the location which is in a historically significant area with an established downtown area, private college, summer horse racing and a hospital a few blocks away so there are always people from all sorts of professions looking to live there making it a very stable rental market.

The entire strategy of finding off market deals is to remove one of the potential middlemen in the transaction.Secondly, as James also eluded to, there are very few who actually have the knowledge you are looking for other than local market knowledge and running comps for you.If you are not yet comfortable with the offer documents, negotiations and process, then you are putting the cart before the horse attempting to do a deal before that.

I have lived all over the world but my favorite as a adult was :  My Victorian Hobby farm in NY along the shores of Lake Onterio, for 14 yrs I lived happily where i raised one obnoxious precious teenage girl who is no longer with us and 3 horses, chickens, peacocks, ducks, dogs and cats.
