This week I finally found one that I like for the following reasons:- She is polite, respectful, and reasonable- She is a 5th grade teacher with a steady income over 4x the rent- She has a clean criminal record- She has good credit history and has unintentionally signaled twice that her credit is important to her- Her car and dress seem clean and maintained enough- In some online research I found out she was on the dean's list in college - She is offering to pay another half-month's security deposit to give her an advantage over other applicantsThe biggest concern though is that she has a 75-pound dug that is a mix of Chow, American Terrier, Boxer, and Lab.

The tenant may recover the actual and reasonable cost of that other housing which is in excess of the amount of rent which is abated.Elsewhere in Clark County, NV codes:"Life-safetysystems" means, without limitation, electrical, plumbing, heating, ventilating, air conditioning, emergency lighting, audio and visual signals, fire sprinklers, smoke detectors, fire walls, and means of egress required by law for the protection of human life and safety. So, the fact of the matter is, most people do live without A/C, however your municipality, and building codes will determine whether or not you are required to provide such services, and what remediation the tenant has and what duties the landlord is liable for.

@Greg DowneyYour first few deals will seem the hardest as the learning curve for both real estate in general and your local market are like the long walk from Water Street to Signal Hill - uphill and fairly steep in places. What we have found works best is to select the types of properties (SFRs, 2-4 unit residential, small multi-units (6-20), mid-large multi-family or commercial (office, industrial, etc) and the neighbourhoods in which you are interested and then visit (I go for a run) and make note of candidate properties.
