Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Have your attorney if they have REI clients review it.

We had to pay for a 3rd party to review the appraisal and either agree or disagree that it was done correctly.

For further reassurance, you could take their lease to a real estate lawyer and ask them to review it.Lastly, If you have any friends in the property management space, maybe you could buy their leases as well. 

There are plenty of us on BP just reach out to a few and review their posts and just talk to them if they are open to new clients.

This initial negative position can consume years of the small real cash flow (when using realistic expenses).
