this would allow one to hirer more full time staff to really watch these properties and take care of turnover and vacancy in a proficient manner.. the idea that your going to get 3 bids to work on these houses is not realistic in the least ( like what out of area owners want)  timing of securing the assets pulling the appliances and Hvac ASAP  then reinstalling is what I see the bigger companies do out of necessity.. so you need a big wharehouse to put all the stuff trucks staff etc.

Again if you're using a site like AirBnB or VRBO then you have the reviews from other hosts and some of the protections offered via the booking platform.When I travel for work I bring certain kitchen necessities with me.

A side note, it may already be on your checklist but room darkening curtains or blinds are IMO a necessity for traveling nurses, you never know what shift they will be working so they really appreciate that little gesture. 

Cashflow is a necessity, but it's not just solely about cashflow. 

I try and use whatever card will reward me the most for purchasing necessities (gas, groceries, etc).   

The guest experience is paramount; whereas most landlords and property management companies pay little attention to the long term tenant experience beyond the basic necessities.

In my mind, it's really only gouging if the price has no relation to cost, it's a necessity and there's no reasonable alternative.

This was out of financial necessity.
