As a cat owner I can testify that this actually has worked better than pet store solutions in our house:First mix vinegar and water 50/50 and soak the areaWhen almost dry soak the area with a mix of 1 cup hydrogen peroxide (3%) mixed with 1 teaspoon of dish soap.

She left basically everything in the house except personal belongings... food in the refrigerator, dishes in the kitchen, etc....

We prepare a move-in gift package that includes cleaning supplies (degreaser, carpet spot cleaner, vinegar, baking soda, magic eraser, disinfectant wipes), cutting board, plunger, hand soap, dish soap, paper towels, and toilet paper, presented in a cleaning bucket and reusable shopping bag. ($30)  At move-in we also loan the tenant the use of drop cloth runners (to protect the flooring on move-in day), furniture moving blankets, furniture sliders, furniture lifting straps, a step stool, and a picture hanging tool kit (with small hammer and picture hooks). 

Anyone dishing out information will probably swear their stuff is perfectly legal......horsefeathers, each state can be different and while I'm tuned in at the federal level, no one knows the laws of all 50 states,   SEC issues, tax issues, brokerage requirements and the intertwined ramifications of all financing regulations!

Taking a photo of your couch or dirty dishes is not likely to be a hobby of the landlord.

Give them a list of how the unit must appear - no clutter, no dirty dishes in view, clean bathroom, etc.  

Their hoarding wasn't anything like food, and they weren't dirty - as in the floors and dishes were cleaned, etc. 

Conversely if you have only decent ingredients but a great chef the dish can be made to taste great.It is as much about skill as the products used.

When current tenants move in, we leave a basket of cleaning items - paper towels, 409, dish soap, etc.  

Generally they dish these off to BoNY or whoever the liquidator is.
