We have notified them of the material breech in their contract obligations and have allowed them time to cure the deficiency. 

Check the property regularly (every other month, sometimes), have cleaning fees, and be upfront about these fees you will charge.I find the best approach is to inspect, inform them of any deficiencies, and give them a set period of time (usually discussed heavily during signing) to remedy it that will avoid the fee.

If there's anything that needs attention, they will let us know and give us ample time to correct any deficiencies.

My believe is its when the bank believes they may collect something from a deficiency.

We weren't sure if we should submit such a low-ball offer.All we care about is getting out from under the mortgage and moving on, ideally with no danger of being sued for the deficiency.

Adding to that now, is being technically proficient with computers and internet stuff (LOL) where I'm deficient!

I think that is always recommended and it is something I do.My inspector has uncovered things they werent aware of and has also alerted me to issues to monitor to make sure they are rehabbed properly (for instance ensuring that the electrical scope included adding additional circuits because the current number was deficient).

I guess you could get lucky and have the bank not come after you for the deficiency, but they certainly could.
