Pensacola is a great town, I'm sure that you'll enjoy your time here. 

Consider factors of what the property will need though if needs work (account for that, do an inspection, have contractors give you a bid on what all could or needs to be done).

First, I would build your CORE 4 wherever you're investing which consists of finding a great Realtor, contractor, property manager, and attorney! 

I also chose to hire a contractor who specialized in insurance restorations.

*Note that we interchangeably use the labels: Lodging House = Rooming House = Single-Room Occupancy (SRO) = Co-Housing PropertyThe building has 3 kitchens and 4 full bathrooms, on 4 floors:3rd floor: The 3rdfloor is ‘off-limits’ to the 1st and 2nd floor tenants, so the two 3rd floor tenants enjoy the exclusivity of their own entrance, and a kitchen and bath shared only with one other unit, plus some distant ocean and Boston skyline views.2nd & 1st floors: Eleven units share 1 kitchen and 2 full bathrooms, one on each floor.

I would only move forward if I preferred the ceiling fan permanently...and I would have my contractor install it and then I would bill back the resident (have the resident confirm the installation cost in advance).
