I'm used to BRRR'ing residential homes and would like to do something similar with this property.

Ironically, I was ready to let go of multifamily and focus on more lease options, but then my team finally got an offer accepted on a 54 unit.

Still, I think you'd find it difficult to find one that would be a good long-term investment unless you had another ~20-30 years to go, it's at least cash neutral, and you don't plan to hold it too long (to avoid too much investment loss and before you get to the point where it's unsellable because of too few years left); that's another way of saying that maybe it suits your cash needs in the near-term or is at least less of a pill to swallow than other options until you find something that's more of a sensible long-term playRecently I came across a leasehold with 23 years left on the lease being sold for 300K.

If you have a couple of rental properties with some equity, and you're looking to tap into that equity to fund more investments, what would you do?

It has a boiler system so I don’t think it’s worth it to purchase 3 more to have them separately metered.

What this leads to is higher purchase prices but also higher rents in these areas. 

I have been told that RV outfitters may carry more as these units are used in trailers and large (bus type) RVs.Another thing to keep in-mind is that an all-in-one (washer/dryer) unit will be foreign to your tenants.  

I end up spending 20k more than I expected.
