The problem is that it has an old septic tank, no central heat and air, and only has one bathroom. 

If any of these cause water to escape fromplumbing, heating or air-conditioning system or household appliance, the Underwriters cover damagecaused by water.

As a first timer, I have tons of questions on what to expect price wise, and how to do it especially since the property has central air so I have to separate the system into different zones for each apartment to have their own control and for billing purposes.

I calculated that the ARV is $450,000 and that the repairs would be $100,000-ish - it doesn't have city water, air conditioning, or working appliances.

I'm planning on returning this weekend, during the day time, to put our drone up in the air and get some proper footage of the roof, gutters, etc. - assuming weather/snow has dissipated by then.  

I’ll be reimbursed for part of those since they included water and air tests, and I asked the inspector not to go through with them.
