Hi @Avi Manthe being a local milwaukee real estate investor here are some organizations that are worth checking out to grow your network for hard money, contractors, etc. 

I understand that it may jpt be worth my time but I would like to know more about the process.

I have nothing to sell and remember what it was like starting out trying to find my way. 

But remember that what is favorable now could come unfavorable in the future as they readjust over time.Reasons many landlords avoid vouchers include the hassle of the extra inspections, the perception of a worse tenant, and maybe the inconvenience of getting rent from two different parties. 

Also remember just because a loan may qualify as being assumable the lender will go through a thorough underwriting process to confirm you meet eligibility for the loan.I have seen a guru teaching people with poor credit to go after these types of loans and it’s unfortunate as many would most likely not qualify.

I generally believe insurance is not worth the value in most circumstances (otherwise those companies wouldn’t make money), but I am a big believer in umbrellas.

always allow the market to tell you how much a home is worth instead of going with what you think a house is worth Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I didn't get my money's worth from MFM.Update: Nov 2024- they have restructured their program to have 3 paths: acquisition, capital raise, or underwriting - and have a 12-class program for you to follow for each path (what happened to asset management??).

Remember, no system is perfect, so avoid the temptation of constantly chasing after the next shiny object.
