Actually, I took my car through the automatic wash a while back and half way through, the machine just stopped.

Roof cleaning takes a while too... about a month after being washed to be fully effective.

Expect to wash it often.

I'm shocked that the pressure washing didn't do it.There is a product in a black bottle, with yellow writing, that is a paint removing gel.

VA guidelines require that “The surface requiring treatment must be thoroughly washed, scraped, wirebrushed or otherwise cleaned to remove all cracking, scaling, peeling, chipping and loose paint and then repainted with two coats of a suitable nonleaded paint, or:The paint shall be completely removed or the surface covered with a suitable material such as gypsum wallboard, plywood or plaster before any painting is undertaken if the paint film integrity of the surface needing treatment cannot be maintained.” 

Tubs are good for washing babies, dogs, hand laundry, and lots of other stuff, and unless you are going all out with high-end custom showers with built-in seating, glass doors and the like, I predict it will put you at a competitive disadvantage. 

It's probably a wash compared to turnover but the benefit is that I keep a really good tenant rather than taking my chances with the next one.

If you think it will not have a significant affect on your utilities then install free machines.My tenants in a nice neighborhood love our new laundry room and they don't bat an eye at $2 a wash and $2 a dry.

(Not saying you were planning this, just giving you some facts you may not be aware.)I think buying now and then refinancing in 9 months will just cost you double closing costs and probably be a wash or maybe even cost more than leaving it as is.
