VA guidelines require that “The surface requiring treatment must be thoroughly washed, scraped, wirebrushed or otherwise cleaned to remove all cracking, scaling, peeling, chipping and loose paint and then repainted with two coats of a suitable nonleaded paint, or:The paint shall be completely removed or the surface covered with a suitable material such as gypsum wallboard, plywood or plaster before any painting is undertaken if the paint film integrity of the surface needing treatment cannot be maintained.”

Tubs are good for washing babies, dogs, hand laundry, and lots of other stuff, and unless you are going all out with high-end custom showers with built-in seating, glass doors and the like, I predict it will put you at a competitive disadvantage.

If you think it will not have a significant affect on your utilities then install free machines.My tenants in a nice neighborhood love our new laundry room and they don't bat an eye at $2 a wash and $2 a dry.

Too much is on the Personal side, Schedule A and creates the DTI ratio - - yes by all means manage that.The income property on Schedule E is a wash (debt is covered by receipts), carries net income back to the 1040, but does not contribute to the DTI - -So use as much OPM as you can get to preserve cash.
