@Jerry Chen In order for a 1031 to be valid AND completely tax-free, you must exchange into a property(ies) with AT LEAST the same value as your net sales value andAT LEAST as much equity.

@Nick Mulligan I originally planned to do FHA but the property I bought was disqualified from the FHA loan because of the proximity of a gas station (FHA requires a certain distance from a gas station to qualify, think it has to be more than 300ft ).
