I know it is an extreme example, but the point is that even for the most undesirable properties, they are always a deal at the right price. 

The firewall does not need to be structural, but it must be made out of at least 5/8 in type x Gypsum board and the seams need fire-caulking or drywall mud (below the floor, in the unit, and in the attic).

If you are going for textured walls it goes faster since you don't have to hide as many joints but if you want a flat painted wall, expect the sheet rock and mud and tape to take a lot longer than you may think.While you have the walls open, inspect the water and drain pipes & replace the ones that need replacing.And, if you are upgrading wiring in the bathrooms to code, it's a good time to upgrade the shower fixture which has to be done behind the wall anyway.Since it is an investment property and 3,800 sq ft, if you can find a room to put in a second kitchen so you can rent out a room/couple of rooms with their own kitchen, this would be the time to consider it.Hire a couple of highschool kids to take off the lath and plaster, save yourself a lot of money and keep them off the street. 

Working a full-time 9am-6pm job it made my days long and undesirable to get off work then go clean my property for 1.5 hours.

I read that site a while back and have googled him and it would appear to me that his platform is based on slinging mud and putting down every one elses work but his own (which of course he promotes throughly).

You have a part-time awesome helper (12.00 an hour) and another part-time (8.00) that can basically clean up, caulk, mud, tape, prime and paint (this guy spends 90% of his time on another house unless you need him as a third person).
