Just wondering how many folks would really use this that are like I said not really educated on how title and escrow works and I find East coast folks to be highly reliant on closing attornies and have very little knowledge of title and escrow functions..

Focus on finding and underwriting deals. 

Find a good insurance broker in your area that can shop the various policies out there.

They really want my wife and I to find success, which has ended up being a win-win. 

You need a solid proven system to find the deals.  

I think new builds don't really work from an ROI standpoint, but if you can find properties that have easy ADU conversions then the value might be there.I'm in MA and we just made ADUs legal by right, so I'm looking into the best ways to add value using them.

I reach out to the landlord that they had before their current home to find out if they paid on time.

There are often weekends or holidays that finding even a basic motel for the night in some areas is nearly impossible (especially if you have pets!)
