A nice thing about going to anywhere in AA county compared to Baltimote city or county is you can transfer the water bill hence limiting your potential charge for unreimbursed utilities to a quarter before shutoff vs the city where it can spike.

The vacation rental market is more stabilized in Big Bear so you won’t see large spikes in occupancy rate or nightly rate where as in the high desert, the vacation market is much younger and has more room for growth.In the high desert, with the right setup, properties are generating $10k/mo during the slow season which peaks in August.

Just wanted to reiterate that I completely agreed with Bill (FinanceExaminer) in his points about how assets are accounted for and the impact the banks will see due to these troubled assets (they've already written off much of the asset value *before* a foreclosure)...I was also completely agreeing with Rich that I believe there will be a spike in foreclosures over the next 6-12 months.Both points (in my opinion) were right on the money (as are yours, of course)...

Ther has been a redistribution of wealth for 20 years but most significant in the last 10 years and spiking now.I have sold several properties to federal employees and probably hundreds of loans to them, I'm glad they got a paycheck and gave it to me!
