For the flooring through the house we are deciding between more of a natural warm wood color (similar to High point chestnut) vs more of a light grey (something like brushed oak taupe).

Yes i do, every time i come home, take off my shoes, put my slippers on and sing wont you be my neighbor..... the first time would be OK but being that this happened again then that would be enough to charge the tenant. i would also send a letter to them saying that cloths or anything else other than washing your hands and brushing of teeth are not allowed in bathroom sinks and the same goes for the Kitchen sink with the added exception of washing dishes, provided no food scraps are dumped down the drain.

If you haven't done it before, go find an experienced developer.If it was as simple as getting dirt and then building and lease-up, it'd be easy.However, there are lot of soft (aka go-away pmts to govt) monies and you need to get a good GC and architect to get you plans together.If it is your first, buy an existing MF and learn as much as you can - Much less risk.

I would wait for 2-3 months before making the purchase so you can use the renters money to pay for the entire shipment and analyze their spending trends and see what items they enjoy the most and best prices that would out compete those places. convenience things like toilet paper, tooth paste, tooth brushes, laundry detergent, soap, bounce could be an option, and then you have snacks, cold drinks, phone chargers, etc.
