If you can't pay off that $12k before the grace period is up, you are going to be shoveling out a lot of cash on interest carrying costs - costs, btw, which are not eligible for deduction like mortgage interest.

Another thing to consider is the size of your shovel.

However, I happen to like 300+ days of sunshine and I'm proud of the fact that I don't own a snow shovel.

You're probably way better off simply holding the lots, generating income if you can, and limiting your entitlements to legal rights only never touching a shovel.

Childhood - cut lawns, shoveled snow, baby-sat, cleaned and painted my mom's apt. houses, had a bait stand at the lake (to make gas money for the boat and water-skiing), lied about my age at 15 to get a cashier job for 30hrs/week in high school, had a full-time summer job and worked another 30 hrs all through college.

I own and manage a lawn care company and it's very simple: mow, trim, prune, mulch, rake, plow and shovel show.

You mean you didn't even have to crawl around under the trailer trying to track down a mysterious odor, or shovel cat crap out of a closet, or play "guess that stain" with the living room carpet?

It's a beautiful state when you're not shoveling ha!
