If they are, they are not looking for someone to make money with it (ie sandwich).

Sandwich Lease Options.  

I did a lot of sandwich lease optons where the seller lease options the property to you and you lease option the property to the tenant to another tenant.   

When it is combined with real estate, though, it's much more difficult to teach someone how to successfully build a real estate business than it is to teach someone how to make a proper sandwich.

Once stabilized, the seller might have motivation to renege.Other options: Lease/option or master or sandwich lease?

Such as a Master Lease Agreement (aka Sandwich Lease), you arrange to be the master tenant from the owner, then sublet the property.

While that will be difficult for the most part, if financed traditionally, but don't discount the idea of sandwich leases and other creative financing strategies as a way to get your foot in the door without having a lot of your own cash.

Also search for "lease option sandwich".Be careful about sinking money into a property you do not have title to.Hopefully @Brian Gibbons will chime in with more clarity.Good luck.

I understand the sandwich strategy, but you should consult with an attny in your state to see what liabilities you have if you do not pursue any required licensing.
