Relationships are key.Take a big picture look at this one - investing is long term proposition, no matter whattype of RE area you work in.Fair is a very important word to me personally,I'd suggest fostering this relationship and build on it.

We don't micromanage every aspect of what a GC does, so part of their value proposition is their good judgement when it comes to business decisions. 

Most institutional/investor type companies will simply require the transaction be with recourse, a take it or leave it proposition, pricing to what the market will bear.

Over the long-term, capital gains have been significant thanks to appreciation, but banking on that is obviously a risky proposition.

There are no platforms I know of for these private placements, finding out about the units for sale is a hit or miss proposition at best.

The overall value proposition.  

As a wholesaler your value proposition to your customers (cash buyers) is that you find discounted OFF MARKET properties.

You really have no value proposition whatsoever to offer the property owners, so in order to pull this off you'd have to sublet these places on the sly since I guarantee the management says "No way".

Lose - lose proposition, no?
