Flips literally come with thousands of small decisions, and if the decision maker isn’t on site to oversee those, you will likely show up and have a lot of “that’s not the way I wanted it” type of results.  

 - initial cash flow has poor correlation with long term cash flow.  

It's best to discuss these options with your lender and possibly a real estate attorney to ensure you make the right decision.
