Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

if you have an additional defined pet deposit do you have to pay 5% interest? 

It is all about them, their needs, what  they can get and Real Estate agents,  although evil creatures that smell funny, simply gat sick of just being used.Always focus on value first and the rest falls into place.We have a pet Real estate agent.

With pet odors it can get difficult to remove the deep-set smell, since the floor beneath your carpet could be the reason for these odors too.

I had listed it for $1500 originally, but I realized that this may have been too high due to being a duplex, having no laundry and not allowing pets.

I also called an old property manager that I used to rent from to ask for some additional clauses that he would suggest to input (pet rules, hvac cleaning if there is a cat, landscaping, etc.).You can also dig up an old lease you previously signed and compare the template to the one you had.
