I think you can accomplish it, but you would want to check the inventory in the area for MTR because most MTR will want to stay privately.

Most states allow you to enter with notice for a valid business reason, and checking the condition of a property that has been vacated is certainly a valid business reason.

Personally I have not had much luck with seller financing when there are agents involved - most don’t understand it and think it just makes the deal more complicated.Did you check with your bank to see if they will mind you having a second loan on the property?

If you paid with cash or checks - you need to send them 1099-NEC.I know they won't give you W9s after the fact, but at least try: send emails or texts requesting them.
