If the tenant struggles to pay rent because they cannot budget and this is a problem then I would just upgrade the quality of the property you are renting.

If a good quality note fund or syndication, like ours is paying out 11-12% annually, and has been uninterrupted since 2002, then one would think that the only reason for an individual to make loans on his own is for a greater return.

although off line I have had others tell me that the notes he was pitching were very high risk low quality and he was just liquidating his positions and those that end up with the paper had poor investments.. ??

I never regretted keeping my first house as a rental because it cash flowed very well from the beginning and as years passed and rent increased it became an outstanding decision .However, our home was significantly less expensive than yours.
