In my area right now, probably most homes in decent neighborhoods will not cash flow with minimal down payments. 

One month, the asset could crush it during the busy season; another month, you may have minimal bookings.

A few tips here to help minimize damages...1.

-Decide between fixer-uppers, which offer customization and appreciation potential but require more work, or turn-key properties, which provide immediate rental income with minimal effort.Hiring a Property Manager:-A property management company ensures efficient marketing, tenant screening, rent collection, and maintenance.

If the ARV is strong enough you can get enough to cover it with minimal closing cost. 

And, get ready for your first 5 or 7 or 10 years to be a time of investing - minimal cash flow, but hopefully some of the other benefits of RE.Hope this helps
