I would advise to make sure no one can see inside (they may see what they want to steal) be sure that the floor doesn’t get wet (or provide a floor spacer above the slab), natural ventilation, a few shelves and hooks, and spend a little more on the locking mechanism.

As or recent I came across an opportunity from one of my old friends uncle that owns an auto mechanic shop/business(where we have been bringing our cars to for 15+ years) .

I would like to get more details from you on the actual mechanics of this Victor, as I guess the only question that I have is how to avoid over leveraging, because unless you can get a non recourse loan you will still have some interest rate risk on refinancing.

Thanks for the replies, I have the mechanics of the lease option (2 years, 3.5% down 'flexible' non-refundable, qualify in 1-2 yrs, rent credit, etc..).

You would have to work through those issues as they have up to 105 days to file a mechanics lien.

Looking for someone that is familiar with all of the ways to save on taxes (cost segs, short-term rental mechanics, opportunity zone) and hopefully won't break the bank as I'm new in Real-Estate and don't have a large portfolio yet.Thanks!

As long as the people you are working with are fully aware of the deal's mechanics and realize their place in the deal, there shouldn't be a problem.
