I think the best thing you can do is make sure you treat your properties like a business with not only having policies and procedures in place  but followed.

When I went over to discuss move out procedures we got to discussing condensation and I asked if they had long showers.

You can find people in your area willing to give you money if you have worked the numbers and have not massaged them to fit.  

That being said it is not a quick process and make sure to go to the county website on the procedures to take someone to small claims.In this case it would be a small claims deal.

This is fairly standard procedure when an REO is sold.

In the event that is not really necessary or possible, and if it's just a conversation, then I would be open to finding out costs, procedures from your referral source.I have one source from @Allison Karrelstime permitting this week I will give him a call to find out if this is in his purview.

That is not a procedure I'm familiar with.  

I have read that I should send a letter to the new tenants with an introduction and new payment procedures. 

When it happens you execute your procedure, pay for the expenses from your "insurance account" (- and not out of your PERSONAL wallet - and then you rent it out again.

Agreed, any remediation needs to be done by qualified parties who understand the process and use legally correct procedures.
