I have great credit, some money saved up and ready to start investing.

@Joe Villeneuve I have a similar situation, I have a 743 fico score, with a credit card that have a remaining 12,000 to pay off a 20,000 card.

We started with $1MM of our own capital, and have since grown to about $25MM through raising private money and utilizing bank lines of credit.

I like to have lines of credit for optionality and many of these are IO  

Using a service to report rent debts to Credit Bureaus can be very effective at recovering those debts because it can impact their credit report and score for years to come, typically 6-7 years depending on location. 

(DCSR, Private Lenders, Credit Union banks etc.) 

IF a handy capped applicant has a credit score below your minimum requirement it is irrelevant that he is handy capped.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.
