Illinois has lots of problems, but for most investors it is a waste of time to drive two or three hours when you are located in the third largest MSA in the United States.

Wells Fargo, UWM, and the nation's other largest providers have all suspended jumbo loans so there is no existing option for this $1.2MM loan scenario in the rate range you're describing.  

My one largest concern right now is if my initial financing strategy is sound.
