Hello Everyone, My name is Solomon and when it comes to the Real estate investment game I am on the newer side but willing to learn from others and when the time is right strike to get my second true rental property.

The downside of selling will also be that our expenses will go up by buying a new home as well, and we aren't very high income earners (we both make a little over $100k/year combined)We also own a few small rental properties in smaller towns nearby in TX, so the rental game isn't new to us!

I would not chase the flipping game. 

This could also be called an 'equity play' where you are just buying the property to get into the real estate game and build equity, as it isn't cash flowing in its current situation (be it because of high interest rate, high RE prices, or whatever).  

It's a long game.

The name of the game is getting into the game, and then figuring it out.

However, I think if you decide to do this, you should get some money up front combined with owner financing so you have some skin in the game so to speak.
