I personally do not expect declines beyond impact from rising rates in San Diego because 1) there is a housing shortage (supply/demand) 2) the area is geographically constrained by ocean, Mexico, Camp Pendleton, and quick harsh environment going east 3) climate is near best in nation 4) diverse good employment. .

(so you see, it's not just a hobby it's a calling)As far as our dear little wholesalers, (whom I liken to those soft lil fish puppies)Let us not be too harsh to them lest we throw the baby out with the bath water.Many decent investors out here started as wholesalers themselves.

They'll rebuild the thing instead of just giving me back what I have into it.State Farm for the win this time :) (I have to add that I didn't go through them for my 8-plex because they were much higher than Berkshire Hathaway Guard.)This may sound harsh but that is not my intention at all.

Does anyone have any creative ideas of how a city and local investors can work together to ensure that all properties are safe, habitable and reasonably well-kept without instituting such a harsh, blanketed ordinance meant to keep some of the 'bad apples' in compliance?
