-if you don't screen properly (and sometimes even if you do) you are going to have a lot of headaches on the noise front, especially in apartments-Since they haven't rented before, sometimes they don't know really simple things, like it's their job to change a light bulb, or to stop half-turning off steam radiators. 

They feel much less secure than before- they just grind through the months and make their payments.

while was in grad school learned renting out spare room(s) to other students was the only option, cuz renting to general public generally brought lots of noise, partying, crying kids, family visiting for weeks months on end, parking crowding, etc.whereas college/grad kids usually come with a guarantee from parent(s) or even scholarship stipend plus do have to study alot depending on the major. even if ur not living in the building generally students studying for exams is great energy whereas couples fighting with babies in the background is the opposite and affected my studies and my sleep!

There is so much noise all of the time though so it is difficult to know what direction to go sometimes. 

Focus and put your nose to the grind stone till you save up enough to start.

Cleanliness and noise are issues for any tenant.

My other units are geared towards college students but the new construction will be geared towards grad students, general population or college students that want to be away from the noise.

LEARN, GRIND, SAVE.Learn - Read as many books, listen to as many podcasts, attend as many RE networking events, that you can handle.

That several are at the point of calling the police for noise complaints past 10PM.

You go ahead and tell young boys not to make noise .
