Is there anyone that could review this creative finance deal for a 4/5 unit property and provide any feedback?

Goal is to find first deal defining the systems and KPIs, then scaling spend from there.I appreciate any thoughts or constructive feedback!

I am actually moving to SA and also considering some investment in that area, at the moment is mostly researching about the whole NE and NW side.Appreciate some feedback on those two areas in the matter of opportunity and appreciation and neighborhood.

It would make for a good way to network with local investors, but also get some honest feedback from other investors on their recommendations on property managers in your marketplace.
