This is an excellent technique if you don't have time to run back and forth for multiple showings.

Its an older house but i did everything in house(I'm a contractor) and did an excellent job.

Evict on the terms of your existing month to month oral lease. 

Probably not an issue for seller financing, but make sure there are no prepayment penalties.You can calculate payment and balloon amount easily enough with excel or google sheets.

Something like $500/mo OTM in San fran is solid, I don't know SF great but let's say SoCal area I would feel comfortable being $1000-$1500 OTM if the house location is excellent-- within 5 years I'm likely net positive on it. $5k/mo, it's going to take a generation to get back up to flat.

There are tons of EXCELLENT agents out there.

Overall this was an excellent deal, I learned more about this deal looking to buy another property the next year and also another year later.

Try to really excel at that strategy before getting distracted by the next shiny object syndrome.
