Good point - At least in FL, since I am licensed I can pay to the other agent's broker legally.We pay the same regardless if it is an RE agent or not, i.e. we pay that same rate to friends, family, current clients, vendors, etc.

It doesn't help that interest rates are relatively high compared to the last few years and seem to be going up with the new inflation news and such.

Are they a start-up, do they have any operational, how do they do at it, etc etc.. 

I can do the parade of horribles for a personally owned rental property but suffice it to say that it is a long and robust parade and the horribles are horrible.

You can also buy the Lease package from BiggerPockets located under MANAGE PROPERTIES.I recommend tailoring your lease, but I wouldn't get too excited about it until you have some experience.
