Personally I totally agree with not caving to their demands. 

Don't want the roof caving in and breaking tenants stuff and having to pay for that also.2.

In one case, a water heater was malfunctioning, told her I would buy it that night and come replace the next morning... she was so delighted she paid $150 toward the cost of it!

He was a very sweet engineering student who was rarely home, and after I asked him to be sensitive to her - within reason - he made extra effort, which was really going above and beyond.So, one night late, I get a frantic call from this woman who tells me she was sleeping peacefully in bed and randomly, the ceiling caved in on her! 

They like things cave-like anyway. :-)

If people do it, I’m assuming it works sometimes and the landlord caves.  

To my delight and surprise, when we told the town inspector of this, he asked when was this work done?

But, even then, students who want to live off-campus will still probably have parents who will cave to their desires to live off-campus. 

I wake up, amble over to the toilet, and greet the morning in the delights of a good, strong, unobstructed stream.

Very few people including richer people than I ever have that delight in getting that notification "Congratulations, you have paid off your mortgage".
