Depending on how long you've held the property (if under 90 days) and how much above your purchase price you are selling it (if double the price), you may face a second appraisal and may be asked to support the work you did (receipts, invoices, etc).

You can get a seller pro-forma statement, seller tax returns, and all the seller's invoices/leases, and all you'll come up with is three different NOIs and three different cap rates based on that information.
