I use patterned ones that look like granite or marble or quartz or similar so that stains and minor scratches don't show, and don't use a shiny surface - use as close to matte as possible - and light colors

For me I use; 2nd lien on target property or cross collateral property deed of trustJV agreementPromissory NotePersonal GuaranteeMay be over kill, but I am fine with it.Also if you ever foreclose on a property that has enough equity to cover your loan I assume the 1st lien gets paid and then the rest would go to the 2nd position or is that not correct?

There are no loopholes and if you operate outside the rules you will be shut down, it is only a matter of time.You are correct, unincorporated Pinellas County versus Saint Pete have different rules.

If I'm understanding correctly, for a cash refinance...If you buy an investment property, fix/repair it, and get a higher appraisal, you can then take the $ difference and put a down payment on another investment, etc.If so, are there tax implications with a cash refinance?
