@Tommy BrantIt really depends upon the market, and I think the operator, their scale of operations, and their loss runs.We bought a deal from a mom and pop last year, and their insurance company saved us dramatically on pricing.  

But I'm a buy and hold owner operator type guy.     

I noticed that you have a Vacation Rentals business in the area where we operate.

A window frame is damaged I believe it is caused by inappropriately operation.

And personally I cannot pull the trigger on a turnkey operator.

Maybe set up the LLC as a property management account and use that to operate your rental business.

One of my core beliefs is that you can't be great at *everything* and if someone tries to tell you that, they're selling you.

I guess I look at it different than you, one of my  biggest fears is something happening to either one of them and having to replace  the quality partners in my operation that they have become.
