The American culture is taught lowest rate = Best Loan from birth, but it is fundamentally incorrect and grossly one sided. 

If you're in any job that involves selling anything and ingratiating yourself to anyone, authenticity plays a distant fourth to likeability, likeability, likeability, in that order, and people like people who are like them, especially in Anglo-American culture.

Wells despite changing the CEO several times in past years fosters a culture of bad. 

My perspective comes from being a Keller Williams agent where the company culture is very collaborative and client focused.  

But I dot think I would spray any kind of poison.....IMO cultural pest control practices are best.
