There is a community fee (HOA) but it is nominal at an of ~$22/mo I ran the numbers on the above project and we would have made money as a rental or a sale - I estimated a rental price of $3,000-3,5000/mo - at least breaking even as a fix-n-holdI am a big fan of Encinitas, and if you have the budget I think this is still a great community to invest in - The property values throughout San Diego remain on the rise and as people within San Diego and beyond realize the charm in North County the desirability and value will remain on the rise -And if I think back to the last crash, Encinitas didn't depreciate much, it may have stabilized, but it did not fall with the crash. 

The East Side could be great if you're OK with less cashflow but want a safer neighborhood with decent appreciation over the long term (Hope is particularly charming) Here's a ranked list of all the neighborhoods on NIche.

I also like the development Project Charm at the east side of Pflugerville which is putting in a MASSIVE Amazon Warehouse.

There are still affordable houses down there with lots of charm and we have our eye on a property very close to it, but have only read what I could find on the internet about it.  

How is market rents defined that it is different from rent roll unless it encompasses vacancies and amount of the rent for the unit.  

Of course, utilizing other performance metrics/ratios encompasses more idiosyncratic factors, such as financing terms, closing costs, estimates for recurring capex, growth forecasts, etc.

A why is much deeper and all-encompassing.

While it has plenty of charm, the home is nearly 100 years old.

Its a pretty all encompassing one and very much "Eth forward" but it has great info in the space.
