The 5-10 it gets heavier and a lot busier, and 10-15-20 it really is untenable to self-manage especially if this is not you main business like a person buying their own rentals and building it like a small business. 

Can someone explain something about the buy, borrow, die concept of avoiding income taxes? 

Purchased a little too high at the buy (I knew it at the time too), does a little better than breaking even on cashflow, and took too long to rehab.

I am considering buy a home to flip.

Knowing the average bP buy and hold investor this type of information would be for advanced investors that deal in the back end of real estate not the front end like most who just want to buy a house for under market rehab refi rent or flip. 

I'm a property manager, and I also buy/sell property.

I want to know whether it would work legally for me to buy a home and occupy it for 6 months and then relocate for the maximum time of two years and then return to the property a my primary residence.
