They will have all of the intersection between the IRA and the LLC in place and make for a seamless setup and funding of the entity.  

It is not recommended to try to refinish only damaged areas of the floor, as it is nearly impossible to unnoticeably blend those areas with the rest of the floor. 

I'd do the math either way and check if your blended rate by throwing your (FHA P&I payment + PMI Monthly payment) into a mortgage calc, filling in the purchase price and working backwards to get a rate %.
