I never stop driving for dollars.  

If the realtor is, they should be able to just ask you the basic questions they need answers to and keep this moving. 

You are going to the job site and picking up the part and bringing it to return to the locker at Whole Foods or boxing up and driving it Idaho?

My intention was to minimize my reported taxable income after taking expenses against the earnings through the LLC.I don't see how this would benefit you tax wise.In fact, I would be concerned that by mixing personal business (rental property in your name) with the LLC that you could basically nullify the liability protection the LLC offers  allowing anyone who sues you to pierce your corporate veil because of this co-mingling. 

I am curious how many people reached out to a local flipper and said "hey can i shadow you and check in on projects for you doing drive-bys and inspections or make calls to coordinate subcontractors".. 

One of them is absolutely crushing it—she’s always hunting for leads, making calls, driving for dollars, and more.

You can see where an over worked, doesn't care, inspector taking 3 weeks to look at basically nothing,  costs serious cash. 

But its also tough, because a 5 or 10 year timespan is basically 100% of your adult life so far, which makes it harder to have this kind of patience.

I enjoy real estate the drive and the rush for me is closing deals finding them and helping others accomplish the same.

Save the money, clean it till it shines, maybe basic improvements like a few new light fixtures or at least matching/bright lightbulbs, maybe a few new faucets, some paint touch ups and sell.If you’re hiring a Realtor®, they can tell you pricing in current condition versus pricing with a few minor changes.
